The Mall of San Juan is a high-end, two-level, enclosed mall in San Juan, Puerto Rico that features exclusive merchants including Versace, Jimmy Choo, Kate Spade, and many more. Sachse Construction was hired to oversee the tenant coordination of over 120 retailers coming to The Mall of San Juan. Eight superintendents, two project managers, a logistics coordinator and additional support staff were relocated to San Juan for this two-year project.
Getting materials from the port to the mall was one of the main challenges associated with the Mall of San Juan. There was a special line of custody for taxes and they had to be paid before any deliveries left the port. Additionally, documentation was required to pick up any materials that were shipped in, and the name on the delivery had to match the person who was picking it up. Sachse’s tenant coordination team not only detailed these requirements in the custom tenant handbook that was provided to each tenant upon signing a lease for the mall, a dedicated team member was assigned to coordinate the paperwork for all package deliveries with each tenant’s general contractor to ensure materials did not hold up construction.
Another challenge Sachse Construction encountered was a lack of skilled laborers on the island, particularly in millwork and electrical. Knowing this could potentially delay construction for various tenants, Sachse Construction referenced its database of over 50,000 subcontractors and proactively brought in skilled trades from the continental United States. This allowed the retailers’ general contractors to have adequate resources to buildout these stores, ensuring the stores would open on time.
The Mall of San Juan is the first of its kind in San Juan, and opened with high praise from the media. Due to Sachse Construction’s proactive approach to tenant coordination, the stores opened on time for the mall’s grand opening.
