Overview
Sachse Construction was hired to perform construction management services for Federal Mogul’s new headquarters located in Southfield, Michigan. The project consisted of complete core work on each of the ten floors. New walls and floors were installed, along with a new HVAC system and both rough and finishing carpentry. The project was completed on time and within budget.

Challenges
The construction schedule for the Federal Mogul renovation was very compressed, having to be complete for the tenant to move at 16 weeks. Because there were a lot of custom finishes, there were significant lead times for materials, which affected the construction sequence. An unexpected fire alarm replacement also required additional coordination to the schedule. Furthermore, the building sat vacant for 2-3 years prior to the start of construction, so various plumbing surprises were being uncovered.

Solutions
Sachse was able to reorganize the construction sequence by maintaining constant communication with the architect and vendors to ensure custom finishes would arrive on time. While the fire alarm system was being replaced, the ceilings were left open to accommodate the installation. During this time, the floors were replaced and carpeted and tiled. When it was time to finish the construction of the ceiling, Sachse’s team created a protective barrier for the floor.
