Sachse Construction led the tenant coordination of over 143 stores at the Beverly Center, an eight-story upscale mall housing a total of 160 tenants in Los Angeles, California. The mall recently underwent a $500 million renovation to incorporate 11 new high-end restaurants, a dynamic new streetscape, and interior skylights throughout the mall to emulate an outdoor shopping experience.
Since the mall was open during renovations, the tenant coordination team was responsible for ensuring there were no disruptions to the mall’s operations. This required precise planning and communication amongst all parties to ensure project milestones were met. From pre-development to closeout, the client had confidence in the team’s ability to manage their needs, including:
- Development of tenant handbook
- Tenant check-in completion
- Timely completion of each retail and restaurant space
The project team also used Sachse Construction’s proprietary project management software, The SAL, in order to effectively lead the tenant coordination of over 143 stores simultaneously. The SAL also offers the client the opportunity to track project progress in real-time via milestone scheduling, daily project and photo logs, and more.
In addition to leading the tenant coordination of over 143 stores, Sachse Construction also managed the landlord work for various projects including, storage space buildouts for Versace and Balenciaga, demolition and utility installation for a local coffee operator, cosmetic updates to the exterior of Cal Mare restaurant, and more.
The Beverly Center is in the heart of Los Angeles, where tourism is a huge industry. In 2018, tourists made up approximately 42% of shoppers. As a result, the mall needed to be presentable and clean at all times during construction. To accomplish this, the construction areas were clearly identified to the public through signage and barriers.
The renovation of the Beverly Center was completed in fall of 2018, bringing a renewed energy to the mall and an enhanced experience for shoppers.
